If you do a short sale, ask for the HAFA Short Sale application (the banks won't tell you about it unless you ask). It is an Obama plan and you could get $3,000 relocation costs. One advantage to HAFA is that you get 120 days to find a buyer to purchase the property.
They'll overnight you the application, which is slightly different from a regular short sale app. They will try everything not to pay people that $3,000. Another benefit to the HAFA, it removes the deficiency judgment of the primary lien off your credit report, so nobody can come after you for the balance of the unpaid debt.
